Auction vs Regular Sale (Real Estate)

Auction Sale Regular Sale
The focus is on your property only Your property is one of many items being advertised and/or shown
Auction is conducted and finished quickly Items may remain on the market for months, even years
Buyers act on YOUR schedule Buyers act on THEIR schedule
Auctions create a sense of urgency to promote buyer activity Price reduction is encouraged to create buyer activity
Realize the property's fair market value Upside potential is limited by asking price
Eliminates guesswork in determining asking price Seller risks overpricing and may see little interest; or risks under pricing and sell for less than the property is worth.
All conditions of sale are set by the seller in advance, thus eliminating negotiations Seller must negotiate all aspects of of the sale
Property is sold without contingencies Contingencies are common
